External wall insulation for landlords: EPCs and rented homes

The short answer
On a solid-walled rented home, wall insulation is often the single biggest step up the EPC scale. External insulation can be fitted while tenants stay, keeps room sizes, and reduces condensation complaints. Minimum energy efficiency standards apply to private rentals in England and Wales, and the government plans to raise them to EPC band C by 2030.
Where EWI fits in an EPC plan
An EPC assessor can model the improvement before you commit. On solid-walled homes, wall insulation is usually high on the recommendations list, alongside heating and loft insulation.
Working around tenants
Give tenants written notice of scaffolding dates and access. EWI is external work, so homes stay usable throughout.
Costs and VAT
Installing insulation in residential accommodation, including rented homes, is zero-rated for VAT until 31 March 2027. Grouping several properties on the same street can lower set-up costs.

Check your mortgage terms; some lenders ask to be told about structural or external alterations.
Will EWI cause tenant damp complaints?
Done properly, it usually reduces them. Ventilation in the home still matters.
